Social Housing Market Made More Flexible

A new regulation categorises social housing as apartment buildings with certain characteristics and prices of $50 thousand, which can be commercialized with the financing options available for this type of housing.

Through Resolution No. 261-2017, the Ministry of Housing and Territorial Ordering has regulated the modality of apartment building described as a housing solutions of social interest. 

This measure aims to encourage private investment in developments of social interest for low-income classes. 

The resolution indicates that "...It will allow for the construction of new developments with special characteristics, intended for apartments of social interest, as well as complementary uses and the social and community equipment necessary to satisfy the basic needs of the population".

Minimum lot area: 1,000 square meters for apartment buildings. 

Net Density of population: 1000 people per hectare.  

A sale price of $50 thousand is established to qualify for the residential zone code Bono Solidario (RBS), in the form of apartments.  .

The recent increase from $20 thousand to $23 thousand in the ceiling of the price of social housing constitutes an incentive for the private construction sector, since it is expected that better conditions for access to financing will encourage an increase in demand. In this context, the government has announced plans to increase the housing supply in the country by 119,000 units.  

Nicaragua: Help for Social Housing Purchases

The idea is to build houses worth less than $20,000 in order to facilitate the purchase of decent houses by low income families.

This solution is currently being discussed by representatives of private companies, banks and the Nicaraguan government and an agreement could be reached within weeks, reports Laprensa.com.ni.
