Few High Rise Homes in El Salvador

Although the guild of construction companies assures that there are about 40 high rise projects intended to be built with private investment in the south zone of San Salvador, supply of these type of houses is still scarce.

Figures from the Planning Office at the Metropolitan Area of San Salvador (OPAMSS) "... which date back to 2014, indicate that only 0.01% of the plots in the urban area in San Salvador cover buildings between 18 and 28 floors, while 46.71% correspond to buildings of one level, equivalent to 36,503 parcels of land."

Although housing supply is still very scarce, changes in the patterns of consumption and the lifestyle of Salvadorans are driving an urban renewal in the capital.  Angel Antonio Díaz, President of Casalco, commented: "...'We are seeing that the people who work and want the services that are in the city, want to live in the city itself... We see that high rise buildings are trending. In general terms, we are seeing that little by little there is more tendency to build within what has already been built."

The number of available apartments in Costa Rica has increased in recent years, a rise explained by the current economic situation and the high prices of some vertical housing projects.

Although sales are still on the rise, the number of apartments available in the Costa Rican market has increased, from 888 to 1,213 between 2017 and 2018, and up to June 2019 the figure reached 1,418.

High Rise Housing Boom in the East of the Capital

In Curridabat, in the eastern part of the Costa Rican capital, five apartment towers are being built, which will be added to the existing vertical housing supply in the sector.

On the road that connects the neighborhood La California with La Galera, east of San José, five vertical residential projects are currently being developed, which will be joined by seven others already inhabited since 2017. It is estimated that the 12 complexes add up to an approximate supply of 1,600 housing units.

More High Rise Housing in Limón

March 2018

As part of the second phase of a residential project in Costa Rica, construction has started on two towers which will each contain 38 apartments.

The first phase of the "Condominios del Parque Caribe" housing project in the province of Limón consisted in the construction of two towers with 24 apartments. Representatives from the company Calypso Development Clayde, promoter of the project, stated that the second stage is in the pre-sale phase, and 60% has already been sold.

More Vertical Housing in El Salvador

January 2018

In Santa Tecla a real estate developer began the construction of 301 apartments distributed in four towers with six and 10 levels each.

Without disclosing the overall amount of the investment, the developers of the project called "Casas del Árbol" reported that the apartment towers will be built on a 3.5-acre lot located between the Pan-American highway and the Monseñor Romero boulevard, within the Santa Rosa residential complex.
