El Salvador: Residential Tower to Be Built

The housing complex has 70 apartments with different typologies in a tower with 14 levels, ample parking with space for 166 parking spaces and two levels for amenities.

"In San Salvador, vertical construction is planned for condominiums.

The project consists of the construction and subsequent operation of a vertical housing condominium, composed of a 14-story tower and 2 basements, with their respective complementary and support areas, distributed as follows:

  • Apartments: 70 housing units, of which 68 will have an area between 87.39 m2 and 131.61 m2 from level p-1 to level 14, and 2 penthouses, one located on level 14 of 129.33 m2 and the other on level 15 of 286.79 m2. An accessible apartment (PCD) is included on the first level.
  • Vertical circulations: a staircase that connects basements s-2 and s-1, and a staircase that starts on the first level and ends on level fourteen, plus a core of 2 elevators from basement s-2 to level 14.
  • Parking lots: 166 parking spaces, of which: 140 are for condominium owners, including 5 parking spaces for vehicles transporting people with disabilities (PCD) of 3.50 x 5 m identified with the international accessibility logo (standard signage), 26 for visitors with internal circulation lanes of 6 m wide. vehicular access to the basement levels s-2, s-1 and first level will be through La mascota street and street no. 2.
  • Recreational area: composed of an area of 394.27 m2 equivalent to 15.11% of the total land area, as its name indicates, it corresponds to the green recreational area of the condominium, as well as the amenity area located on level 1 and level 14.
  • Complementary spaces: control booth, lobby, office, mailboxes, social restroom, hydraulic room, garbage room with duct, employee area, maintenance, cistern and pump room with equipment.

For the construction of the project, the existing buildings on the property will have to be demolished.
