From a statement by Newmark Grubb Central America: 

The provinces of Alajuela and Heredia, with 24% and 22% of the total inventory of industrial real estate developments in the Greater Metropolitan Area respectively, maintain the lead as suitable for complexes such as warehouses, mini-warehouses, industrial buildings and logistic works.

According to experts at Newmark Grubb Central America (NGCA), this is because these areas have advantages such as flexible regulatory plans, value of accessible land and a strategic location close to airports and seaports. Regions such as San Jose Center, and San Jose Sabana do not possess these qualities for attracting industrial projects.
