A Great Opportunity for Costa Rica

The very feasible expansion of the San José-Caldera highway will increase the success of a route that has favorably changed the prospects for real estate development in the west of the capital, and logistics and tourism in the Central Pacific.

EDITORIAL

An editorial in Nacion.com reports that the concessionaire of Route 27 has now presented "... an expansion project with six lanes between La Sabana and Ciudad Colón and four on the rest of the road which goes to the port of Caldera."

Even with all its flawed design and construction, the San José-Caldera highway has been a resounding success providing rapid transit for people and cargo between the Pacific Coast and the Greater Metropolitan Area. The route opened the way for investments in multiple areas, contributing to the growth of the port of Caldera, exceeding initial expectations, driven by growing trade with Asia. The international airport planned in Orotina would not be feasible without a road such as Route 27. And tourism development as the manifest destiny of the Central Pacific coast, depends on this route.

Costa Rica can gain a lot with the expansion of the San José-Caldera route, and it seems that conditions are right for avoiding multiple bureaucratic obstacles that impede the execution of public works in Costa Rica. "... Under the circumstances, the expansion project has become much more attractive, not only because of proven transportation needs but also because of its financial feasibility. "

"... Letting the work remain on paper, as happened for decades with the road to Caldera, is a luxury that is too expensive. "

In Costa Rica, discussions have continued to plan the expansion of the route from San José to Caldera, and it is estimated that the works will require about $600 million in investment.

Costa Rica: More Mixed-Use Real Estate Projects

March 2017

The poor state of road infrastructure is one of the reasons explaining the growing supply of projects that provide residential and office spaces in one single place.

Areas with free coworking options, spaces specially designed to house offices which are a few meters from the entrance to an apartment building are some of the characteristics of mixed real estate projects, whose supply is growing, particularly in the periphery of the greater metropolitan area.

Panama: Changes to Widening of Southern Corridor

April 2015

Filling in of the maritime seabed which had been planned to be carried out in front of Atlapa will no longer be done and an evaluation is being made of the construction of a viaduct leading up to the coastal strip, widening the road to four lanes from Costa del Este to Punta Pacifica.

The new design of the road will change the real estate landscape of the area, not only because now there will not be land fills in front of Atlapa, where it was expected that apartment blocks were to be built, but because new opportunities for development in the area will be generated. Examples are real estate projects being developed in Santa Maria and the industrial parks of Costa del Este.
