Housing Construction in Nicaragua

The Chamber of Builders and the government are working together to achieve the funding necessary to reach the target of 10,000 new homes every year.

Laprensa.com.ni reports that "After fulfilling the goal of building 4,000 houses and delivering them in 2012, the goal is to raise the annual figure by a thousand houses. The private sector is convinced that this growth rate will mean ten thousand new homes per year after five years. "

The Chamber of Builders of Nicaragua (Cadur) is working with the Government to identify the mechanisms needed to achieve these goals, one of which is to attract foreign capital with international agencies and private investors in order to gain long-term financing.

The Chamber also believes that increasing the supply of mortgage credit is essential, by growing these loans from 15% to 20% of the total loan portfolio.

In 2012 $120 million was invested in housing projects, and for the current year the figure is expected to reach $170 million, for the 5,000 homes which are to be built and sold.

The Chamber of Builders of Nicaragua (Cadur), argues that housing designed for more affluent people have had good sales. Currently there are eight projects of this type recorded in Managua and there are an estimated eight more that are not part of Cadur, with prices ranging from $100 thousand to $450 thousand.

Nicaragua: Housing Construction to Grow By Just 12%

For 2013, the Chamber of Builders of Nicaragua projects an increase in housing construction of between 10% and 12%, the lowest percentage in the past three years.

"In the last three years, not including the current one, between 12,000 and 14,000 homes were built, that's a ratio of about 4000 houses per year, for this reason we believe that this year growth will not have the same level bringing acceleration," said Alberto Atha, vice president of the Chamber of Urban Builders (Cadur).

Nicaragua: 4.000 Social Houses Projected

Development companies expect the Government to allocate $ 40 million for the construction of social housing by mid-year.

The Builders Chamber of Nicaragua (Cadur) said the funds will achieve the goal set by the Nicaraguan Social Security Institute, INSS, of 4.000 homes for 2011.
