Honduras: Construction Could Increase 6% in 2017

Private companies expect that in the course of the year $170 million will be invested in construction of social housing and $220 million in private residential projects.

Although the Honduran Chamber of Construction (Chico) estimates that nearly $400 million will be invested for the construction of social and private housing, it is road infrastructure which will, according to the union, have the greatest prominence in 2017.

Juan Carlos Sikaffy, vice president of Chico, told Laprensa.hn that it is estimated that  "... this year the country will experience strong growth in the area of road infrastructure, seaports and airports. Another sector that is showing great growth dynamics is social housing. These indicators make us believe that our industry can achieve growth of above 6%. "

As for the estimated investment for the sector, Sikaffy said it has been estimated that "... the investment at the end of 2017 could generate more than 16,000 million lempiras ($709 million). This figure corresponds to capital that will be transferred in road projects, the stretch westward, and from Tegucigalpa to Choluteca, which together add up to an investment of more than $300 million (7,000 million lempiras, at current exchange rates ). The other 9,000 million lempiras ($298 million) are divided into two types of projects: developments of social housing, which we expect to exceed 4,000 million lempiras ($177 million), and building of private housing that will total 5,000 million lempiras ($221 million)."

Housing Construction Figures in Honduras

Representatives from the sector reported that during the first quarter of the year, 1,069 homes were built, which is equivalent to 14% of the total units that they plan to build this year.

According to the Honduran Chamber of Construction Industry (Chico), so far about $3.4 million has been invested in the construction of 1,069 homes, and to complete the 7,695 housing units planned, about $212 million will be disbursed in 2018.

Nicaragua: Optimism in Housing Market

The construction trade union intends to sell around 6,000 homes in 2018, a figure which is 20% higher than the amount of units sold in 2017.

For the construction sector, the year starts with the Expo-Casa fair that will be held in February, 60 urban projects will be included in the event and it is expected that 250 houses will be sold. Representatives from the Chamber of Developers of Nicaragua (Cadur) estimate that during Expo-House around $10 million worth of mortgages will be sold, and for the sales projections of 2018 the amount of the credit could reach $170 million.

The housing deficit in the country is estimated at 1.2 million, with the difficulty faced by developers in obtaining financing having become one of the main obstacles.

Representatives from the association of civil engineers believe that in order to solve the problem of homelessness in the country, 45 thousand units need to be built every year for the next 20 years. Of these 45 thousand, 35 thousand will be to cover part of the existing deficit and the rest to meet the new demand that is emerging.
